1. When do you charge fees?

We charge in stages. The first stage fee of £90 per viewing is due before each property visit. If a suitable rental property is found, we negotiate with the estate agent. Upon successful negotiation, we initially charge 50% of half a month’s rent, with the remaining 50% due before the key handover.

2. How do you find properties that meet my needs?

In addition to searching through online platforms, we work closely with estate agents to find high-quality rental properties that are not yet on the market, providing our clients with more options.

3. What documents do I need to provide?

Personal identification, such as a passport, driver’s license, and proof of the tenant’s right to rent in the UK (e.g., BNO visa approval).

4. How do I proceed if I don’t have income proof in the UK?

If you don’t have proof of income in the UK, the landlord may require you to pay 6 to 12 months’ rent upfront.

5. How much deposit do I need to pay if the landlord agrees to rent?

If the landlord agrees to rent, they typically require a holding fee equivalent to one week’s rent. The property will be taken off the market, and the holding fee can be deducted from the rent but is non-refundable.

6. What is the deposit amount if both parties agree to sign the lease?

For annual rent of £50,000 or less, the deposit cannot exceed five weeks’ rent. For annual rent above £50,000, the deposit cannot exceed six weeks’ rent.

7. Is a reference check required before signing a lease?

Generally, landlords require a reference check for each tenant aged 18 or over before renting. This check includes verification of identity, credit history, and employment records. Newcomers to the UK without a credit or employment history may be required to pay the full rental amount upfront.

8. Can I view the property remotely in real-time?

If the landlord agrees and circumstances allow, we can arrange real-time remote viewings.

9. How long are the typical lease terms?

Standard lease terms range from six months to one or two years and can be negotiated with the landlord.
