Our fees are charged in stages, ensuring you can use our services with peace of mind.
Includes:
Initial Stage:
- Consultation Services: We assess your investment goals and budget to recommend suitable properties and estimate returns.
- Property Search and Viewing: We help you find properties that meet your criteria and conduct viewings on your behalf (3 free viewings included; viewing fees up to cost of 3 viewings will be refunded upon successful transaction).
Property Transfer Stage:
- Negotiation Assistance: We negotiate prices and terms with the seller’s agent.
- Property Inspection Arrangement: We liaise with licensed surveyors for property assessments and analysis reports (survey fees not included; client pays directly).
- Legal Consultation Support: We help you find and consult with lawyers for property transfer matters (legal fees not included; client pays directly).
- Property Handover Inspection: We arrange the handover date and assist with key collection.
Rental Property Stage:
- Maintenance Advice: We provide cost-effective recommendations for maintenance and renovations to optimize rental returns.
- Rental Inspection Certificates: We arrange rental inspection certificates to ensure the property meets rental requirements.
- Hassle-Free Letting: We find suitable letting agents to help select tenants and manage the property, giving you peace of mind.
Additional Professional Fees:
(Fees are estimates and to be paid directly by the client; we can hire or clients can choose their professionals.)
- Legal Fees: £1,500-£2,500 + VAT
- Survey Fees: £400-£1,000 + VAT, depending on report type (Level 1, 2, or 3), property value, and location
- Rental Management: 8-10% of rental income, charged monthly + VAT
